Building Contractors are appointed by clients or employers to carry out construction works for all kinds of buildings. The contractor's role is vital to the success of a project. If the client is inexperienced, it is important to seek advice from respective consultants. The process of selecting a building contractor is generally referred to as 'tendering" which involves preparing tender documents that describe the project in details, and then inviting teder submissions from prospective contractors for final selection and appointment. |
The client may organise pre tender interviews or site visits. This would allow clarification of matters before tender submission is submitted. This excercise can also give the client insights into any potential problems or opportunities.A tender is simply a submission of rates, prices and quantity by a contractor making an offer to undertake the works according to the drawings and specifications provided. |
It may start with a pre-qualification process to allow a long list of interested contractors to submitted an expression of interest and later to be reduced to a reasonable number that can be invited to tender. Typically three to five. More than this would be time wasting and will reduce the likelihood of receiving sensible tenders. Fewer than this and there may not be sufficient competition, or enough information to sensibly compare offers. |
